Insurance Valuations

Having the correct level of building insurance in place is essential at the outset of building ownership.

Cedar Tree insurance reinstatement cost assessments (IRCA) reports will estimate the cost of reconstructing your building in the event of a partial or total destruction, taking into account the cost of demolition, council fees, professional design fees, project management fees and cost escalation.

Professional bodies recommend reinstatement cost assessments are renewed at least every 3 years.  Insured amounts should also be reviewed if significant alterations are undertaken to the building (e.g. extending building area or change of use).

Planned Maintenance

Planned maintenance reports are an essential tool for understanding the maintenance needs of your property.

A clear understanding of the maintenance needs of the property will allow building owners and property managers to prepare accurate maintenance cost budgets, and to implement effective planned maintenance programmes. An effective, pro-active approach to building maintenance will extend the building life, maintain the building appearance and maximise its value on sale.

Cedar Tree has extensive experience in the preparation of planned maintenance reports across all building types and sizes. We will work with you to understand your brief and prepare a report that fits your needs. Our reports will ensure you have detailed understanding of your building’s reactive, preventive, cyclical and programmed maintenance needs and costs.

Defect Analysis

Building defects come in a variety of shapes and sizes.

If minor, these will simply be an inconvenience to the property managers and tenants; if major, these will have the potential to seriously impact the asset, result in tenant disruption, costly investigations and repairs.

Cedar Tree are experts in construction methodology and building materials in New Zealand. Our in-depth understanding of building pathology will assist in identifying the cause of the building defect and specifying a suitable remedial solution.
